"We're just looking, no rush" Translation: we want you to drive us to 30 homes, work nights and weekends, answer every text within 5 minutes, and then buy from our cousin who just got their license. Agents know this, and drop everything to help you anyways

Whoa. Will these be effective?
LOWERING COSTS AND EXPANDING ACCESS TO HOMEOWNERSHIP: Today, President Donald J. Trump signed an Executive Order to lower the costs of single-family homeownership and mortgages and promote innovation throughout the housing market. •The Order directs the Director of the Federal Housing Finance Agency (FHFA) to create a pilot program to cancel borrowers’ mortgage insurance premiums proactively once they have satisfied their equity requirements based on the current market value, which will eliminate a large monthly expense for qualifying Americans across the country.   •The Order establishes the Task Force on Manufactured Housing Innovation to increase the quality of and lower the cost of building a home by facilitating the use of modern manufacturing methods in the production of factory-built housing eligible for federal housing programs. •The Order directs the FHFA Director to reduce homeowners’ refinancing costs by expanding the FHFA’s title insurance waiver pilot into a permanent program to allow more borrowers to utilize cost-friendly alternatives to title insurance and to reduce the closing costs of refinancing and monthly expenses associated with homeownership.  •The Order directs the Secretary of Agriculture and Secretary of Veterans Affairs to reduce interest rates on single-family home loans made by their respective Departments. RESTORING THE AMERICAN DREAM OF HOMEOWNERSHIP: President Trump is removing unnecessary red tape and making homeownership more affordable for all Americans. •Homeownership is a vital pillar of our great Nation, and President Trump and his Administration are working tirelessly to cut burdensome costs and red tape to make the American dream of homeownership more affordable for all Americans.  •Unnecessary regulations and outdated mortgage processes have made homeownership unaffordable and driven up closing costs.

Controversial things I believe about real estate: 1. If you're answering your phone at 9pm on a Tuesday, you don't own a business. You own your own job. 2. Selling 100 homes a year at thin margins is worse than selling 40 with high margins. Since when is total units the main goal? 3. Your brokerage won't make you successful. Stop "job-hopping" for a lower split, and instead partner with people 1-2 steps ahead of you who win when you win. 4. Agents who "do it all themselves" to save money stay small forever. Your first hire is 2 years too late. 5. Cold calling isn't a sustainable strategy... It's punishment for not building a brand. 6. Most agents don't have a lead problem. They have a follow-up & conversion problem. 7. Selling fewer homes should be the goal. But in a way that nets you more revenue. 8. If your best marketing idea is a "Just Listed" graphic, you don't have a real marketing plan. 9. II you haven't talked to them since their closing 4.5 years ago, you don't really have a Sphere of Influence. What’s something you believe that isn’t a common belief? Which one am I wrong about?

Salt Lake is (still) growing up 🔥
We’re excited to share the next phase of what’s coming to downtown Salt Lake City. The new district will have something for everyone. It’ll have a new convention center, updated Abravanel Hall, new art museum, transformed Delta Center, Live Nation venue, strong local vibe combined with new iconic brands, hotel, housing, restaurants, and a central pedestrian walkway connecting the whole downtown from City Creek all the way to the new front door of the Delta Center.

Agree or nah? đź‘€
Unpopular opinion: Owning a house at with a 3% mortgage will turn out to be a curse more than a blessing. You are stuck and basically can’t afford to move because you can’t afford to buy elsewhere at a 7-1/2% rate. So you’ve made a 30 year commitment to never move.

🚨United Wholesale Mortgage has removed minimum credit scores on all agency loans effective immediately. Loans backed by Fannie, Freddie, Ginnie (FHA, VA, USDA) will rely on AUS findings instead. Credit scores will continue to be used for pricing, but not for qualifying.

How many sellers would this get into the game?
Mark Zandi is correct: to help 'unlock' home sales, LOWER the capital gains tax rate on housing. I know people who want to sell, but don't want a giant tax bill so they're sitting on homes that are too big for empty nesters. This would take some support from governments so it prob wont happen but ... its an idea. Thoughts? @CNBCTheExchange

SLC is ready
According to Jeff Passan here are the six cities most likely to get an expansion team. #MLB 1. Salt Lake City 2. Nashville 3. Raleigh 4. Portland 5. Orlando 6. Montreal Which out of these make the most sense? Expos will need a new ballpark that's for sure.

My team and I just crossed $2B in lifetime sales. Things I wish I knew earlier:

1. You can’t build something great alone. It takes great people to do something incredible. 2. My early mentors told me NOT to focus on brand building. That was a mistake 3. It’ll take longer than you thought. Keep going anyway. Success often lies just past the point when most give up. 4. Profits > vanity metrics. I know a lot of people with industry accolades who are broke. 5. People > Profits. I know a lot of rich people who don’t have anyone loyal in their life. 6. Culture attracts, retains, and builds an company worth owning 7. Planning 10 years into the future is silly. Things change far too often. Find your North Star and make adjustments along the way 8.Don’t forget to enjoy the ride.

Will this save the Great Salt Lake, Lake Powell, & Lake Mead?
Rainmaker just produced ~19M gallons of water in Alaska via next-gen cloud seeding over 3 hours of operations. We are the first company to provably produce precipitation in Alaska. As promised, we’ve linked our white paper and relevant data. In the future, Rainmaker will protect and restore glaciers with man-made snowfall. Immediately, this demonstration shows how Rainmaker will add new water to the Colorado River and Great Salt Lake in the coming months. We turned around this analysis and white paper just a couple days after operating. There are many data sources I want to deepen our understanding of the atmosphere and increase our provable production; we’re building the instruments to collect that data in subsequent operations. But at Rainmaker, we won’t tout LOIs, simulations, or lab tests. What matters is physically measuring that you’ve affected the atmosphere; proving that we’ve produced water. We prefer sharing only the tech that has proven to make more water for farms, industries, and ecosystems in need. Expect a regular cadence of these from us as we build the best atmospheric science lab in the world. Feedback is welcome in the interim. Rainmaker Century. rainmaker.com/blog/alaska-va…
