Could the U.S. actually sanction Canadian banks? Investigative journalist @scoopercooper warns that money laundering through Canada's financial system has become a serious international concern. The bigger question is why hasn't Canada done more to stop it? H/T @MarketManiaCa

🚨 41% WIPED OUT IN RICHMOND HILL! $875,000 GONE! A detached home on a massive 100 × 125 ft lot in Richmond Hill's Oak Ridges neighbourhood, marketed for its redevelopment potential. 2021: Sold for $1,950,000. 2022: Sold again for $2,125,000. 2023: Listed as high as $2,799,000. 2025: Asking price dropped to $1,999,000. 2026: SOLD for just $1,250,000! Nearly $875K wiped out in just over four years, before transaction costs. They tried selling. They tried renting. They marketed the redevelopment potential. But the market kept rejecting the price. Even the land value narrative is being put to the test.

Mortgage lenders will lose far more during the developing mortgage crisis than they did during all of the GFC. From 2007–2010, realized losses on defaulted mortgages totaled about $450 billion. There is currently about $8.3 trillion in outstanding fixed-rate mortgages with an average rate of 4.6% and 25 years left to maturity. Given that current rates are 7.5%, the mark-to-market losses on those mortgages are already about $2 trillion. When rates rise to 8.5%, the loss will rise to $3 trillion! That means even without a single default, on paper mortgage lenders have already lost over four times more than they lost during the GFC. That loss will grow to nearly seven times as much when mortgage rates hit 8.5%. Worse, during the GFC, since mortgage rates plunged, lenders had mark-to-market gains on all the outstanding mortgages that did not default. Since only 10% of the mortgages defaulted, those unrealized gains totaled about $1.75 trillion. That provided a huge cushion that today's mortgage lenders no longer have. In fact, when mark-to-market gains were taken into account, mortgage lenders actually made $1.3 trillion during the GFC. The current situation is therefore orders of magnitude worse. The impending disaster was created by the Federal Reserve holding interest rates so low for so long, and the FHA and GSEs guaranteeing 30-year fixed-rate mortgages, which allowed borrowers to lock in such low rates for such long durations. That sowed the seeds for the perfect storm of financial destruction that is about to hit.

For years, Canadians bought their first homes in their late 20s, among the youngest first-time buyers of the major OECD economies. 🏡 Today, Canadians who don’t already own expect to be among the oldest first-time owners in the OECD.
The average Canadian expects to buy their first home at the age of 41, per FP

🚨 Canada's housing crash is approaching 2008 U.S. territory. Canada: Home prices down 20.5% from peak. U.S. housing crash: Prices fell 26%. BMO's chief economist says much of Canada's economic pain has been hidden by population growth. Here's the scary part. With job losses, rising unemployment and continued housing weakness, what happens if Canada blows past the U.S. decline? Are we even close to the bottom?

Vancouver's housing market is starting to crack. Home prices have fallen to their lowest level since March 2021, down 14.1% from the 2022 peak. Sales are drying up, inventory remains elevated, and buyers are staying on the sidelines. Toronto took the hit first. Is Vancouver next?
I came across an interesting breakdown of Metro Vancouver's condo market. The numbers are frightening. At the peak, pre-con condos were selling for an estimated $1,400 per square foot. Buyers who purchased in 2021 and 2022 could now be facing negative cash flow of $1,000 to $1,500 EVERY MONTH just to rent them out. But here's what really caught my attention. Thousands of newly completed condos remain unsold across Vancouver and Toronto, with thousands MORE still under construction. Resale prices are falling. Demand remains weak. More supply is coming. Everyone keeps talking about the bottom. What if we're nowhere near it?

This is exactly why I'm questioning whether we've actually seen the bottom. Some completed Metro Vancouver condo towers still have 50% to 75% of their units unsold. Billions in inventory, developers struggling to find buyers, more supply coming. So what happens to prices if this continues?

That is NEVER a sign of good times ahead.
5 OF THE LARGEST TEN BANKS IN THE US HAVE NOW ENTERED A BEAR MARKET TERRITORY. Bank of America: -23.5% Wells Fargo: -20.1% Goldman Sachs: -24% Morgan Stanley: -24% Capital One: -25% Along with this, the KBW Nasdaq Bank Index has dropped 15.6% from its peak and has hit a 5-month low. Historically, bank stocks peak before the recession, and if this decline continues, it'll be a sign that there's a lot of trouble ahead for the US economy.
