There is really one thing you need to understand to make money in real estate: A direct increase in NOI has a disproportionate effect on building value. 1,000 dollar increase to NOI increases building value by $14,285.00 at a 7 cap. It really is that simple.

Acquired this property in 2023 for $119,000/unit. Appraised at $190,000/unit 2 years later. Nothing fancy. Just boring Class B value add in a boring market. Executing cash out refi this week. Returning 40-45% of capital. Here are the terms for you finance nerds:

Round 2 of multifamily turmoil is coming. Why? Because so many cowboy GPs assume that their deals are going to be saved by a couple rate cuts. And yet, they don’t understand that a severely weakening economy is going to blow up their occupancy, rent targets, and delinquency.

“How many units can I fit on this site?” This is usually the first question most developers ask themselves when looking at a new site. But guess what? It’s the wrong first question to ask. Why? Because creating a successful development means having vision. The first question should be “Who would live here and why?” Establishing the answer to that is 90% of creating a successful project. Once you identify who and why, it allows you to move forward with creating a product for those people. On some sites, it is best to fit as many small units as possible because you are designing for 22-30 year olds at a certain price point. On others, it is better to lower the number of units, make the units substantially larger, and strive to achieve much higher rents. How many units is the wrong first question. Who would live here and why is the way.
