When you list a home, you have a powerful tool to build more business. Here's a handful of ways to leverage your listings to get leads and win more deals: -Offer the neighbors a home equity/pricing evaluation for their home. -Reach out to folks in the area with one more/one fewer bedroom to see if they'd like to stay in the area and downsize/upsize. Even if that specific play doesn't interest them, they often will tell you about what would. -Open Houses to get leads from buyers looking in that area and price range. If that specific home isn't a fit for them, you can find them one that is. And some of those buyers will also have a home to sell. -Reach out to the neighbors to ask who they know who might be interested in moving to the neighborhood. One way to phrase the question to get a conversation started, "Who do you wish lived closer?" You'll learn about all kinds of situations. The odds that they'll know a buyer for that particular house, not particularly high. The odds that some of them will know someone somewhere with a real estate need? Much higher. Even if they tell you about a situation with someone outside of your market, you can pick up a referral. -Contact owners with expired listings in the area, let them know you just put this house on the market, offer to send buyers their way that end up not being a fit for the house you listed. If they say yes, have a conversation about listing their house or otherwise representing them (if compliant in your market). And if they aren't ready to do something now, reach back out when your home sells & offer to show them the exact strategy that got it done and/or show them how the sale affects what they realistically could get for their home. Make that same offer to folks in your home's neighborhood after it sells, too. -Post the house on your social media pages. But don't stop at just listed/just sold. Show off how you're presenting and marketing the property. Show off what it's like to work with you. Bring them into the journey, and they'll start to imagine themselves taking a journey with you as their agent, too. -Reach out to leads you've been talking to who are considering selling. Let them know you just put another house on the market. And let them know when it sells and any wins that came with it, e.g. if it sold quick, for full list, above list, with minimal/no seller concessions, etc. Can tell folks in the neighborhood about those wins as well. People become more inclined to act when they see others taking action. And they become especially inclined to act when they see others taking action and succeeding. -With all the folks you talk to along the way: If they're not looking to do anything right now, cool, make a good impression & ask to stay in touch. Boom, you found a nurture lead. Nurture them well and when the time comes for them to make a move, you'll have a great shot at being the agent that's top of mind.

I am just gobsmacked when agents don't engage with people who call about their listings. Say a call averages 10 mins. Let's use Jacob's numbers: Say 95% of calls are time wasters. 5% are a deal. For an agent that works retail clients (different than Jacob's situation), a deal is a ~$10K-50K paycheck. 20 calls ➡️ 200 minutes of work ➡️$10K-50K revenue. That's a $3K-$15K hourly return on time invested. What other lead gen are you doing that beats that hourly return? I guarantee your OUTBOUND calls don't. Then why are we trashing the inbounds? Now here's the kicker. Most of what agents consider to be time wasters fall into three categories: -unqualified/unserious buyers -tire kicker low baller investors -agents kicking tires on behalf of one of the aforementioned groups Unrepresented unqualified buyers: -Introduce them to your lender partners (2 minutes to send pre-written email) -Add them to your weekly email & monthly mailer list -Follow up by phone once every 6 months -66 touches per year. When they're ready to roll, guess who's going to be top of mind. -You just turned a time waster into $10-50K, and double that if they're buying & selling. Low baller investor: -Thank goodness we met -What are you looking to buy? -How do you find your deals? -Cool, what's your appetite for the next 12 months? -3 flips, nice. How many of those have you locked up? Just one? Would it be helpful if I sent some off-market options for the other two? -Nice, I'll send over a BBA. -Anything you're looking to liquidate? -Goldmine. Deals on deals on deals. Agents kicking tires: -Go on offense -Learn what their buyers are looking for -Ask how it's going (obviously not great if they're still looking) -Say you'll keep your eye out if something matches -Prospect off-market properties that match, tell owner you know of a buyer looking for a place like theirs. -The properties you find will either work for the agent's buyer (low probability), or you just prospected multiple listings off the situation, or both. -Either way, multiple deals available. Too busy to do all of the above? I get it. Send me a referral & I'll do it for you. TL,DR: "The more time I waste on people, the more money I make." -- Ricky Carruth

Happy Thanksgiving!! 🦃 To my fellow entrepreneurs, don’t fall into the No Days Off trap. Some things, like time with family, are worth far more than money. Go enjoy the time off. Be present with your people. And thank God for everything He’s blessed you with.

Still haven’t seen much movement yet on this in my market. Guessing most people are holding off bc they think rates will drop even further in the near future. If I was a retail buyer, this would be a great time to buy. Lots of listings out there not getting much action. Would have a way easier time negotiating a better deal now vs when market picks back up after way more sellers and buyers hit the market.

One of the best choices I made in my 20s: Moving away from the city I grew up. In 2021, I started making $11K/month as a ghostwriter. But once I left Canada and moved to Texas to live with my friend, Dan Koe, my business exploded to my first $50K month. Because moving freed me from an old environment that limited an old identity. I had freedom to build a new identity and rewire my thinking. It gave me new stories to relate with clients and new friends who opened up opportunities. Today, I’ve traveled to 17 different countries and get paid to do what I love most: Write. So if you’re just starting your journey: Put yourself in environments you’re not used to. That’s where you’ll grow the most.
