The big wins get the applause. The quiet ones are usually what make them possible. On-time payment streaks. Clean passes. Getting sharper even when nothing closes. We talked about the quiet wins that actually matter on Watercooler Wednesday.

The Full Face Fallacy If a seller says “the note is already at 11%, so you should pay 100% of the unpaid balance,” they’re asking you to ignore two things: the time value of money and any margin of safety. Paying full face locks you into the note’s stated rate — and only if every payment arrives perfectly on time for the life of the note. There’s no cushion for late payments, enforcement costs, or simply the fact that money later is worth less than money today. That’s the Full Face Fallacy. Smart buyers pay less than the unpaid balance so the discount does the work: it raises the effective yield and builds in protection when real life happens. Would you pay full price today for a check you can’t cash for years? Same principle. #NoteInvesting #PrivateMoney #FullFaceFallacy #REWR

Land contract red flags: missing legal description, bad notary acknowledgment, no recording clause, and an unaddressed senior mortgage. These defects can leave the buyer unprotected under race-notice rules. Full list in the video.

Myth: a contract for deed means you just evict. Reality: FL § 697.01 → mortgage OK 16 O.S. § 11A → mortgage PA 2025 → mortgage OH → foreclosure after 5 yrs or 20% TX → record it and forfeiture dies If you used a CFD for speed in those states, you bought extra fees for a shortcut that does not exist. Lease option yesterday. Note and mortgage today. Same house, different risk. On this morning’s livestream, I walked through how I evaluate a new note that just converted from a tenant lease-option: payment history that actually counts, equity and ITV after the conversion, title and recording issues, and what has to be cleaned up before the note is boardable. If you buy these without re-underwriting the conversion, you are buying the old deal, not the new one.

He’s treating a $30k problem like a $30k asset. Ohio CFD. ~$30k UPB. House “worth $120k.” Seller wants par because foreclosure “has plenty of room.” If they’ve paid 5 yrs or 20%, it’s judicial foreclosure — not a quick eviction. ~12 months. 2/3 sale floor. Another investor bids $80k. You get your $30k back plus about$4k. That’s not a deal. That’s a chore at retail. learn.kevinshortle.com/brrrr

Give me 90 minutes, and I’ll show you a side of real estate investing most investors have never been exposed to — the paper side of the business. If you’re a real estate investor, you’ve probably heard of the BRRRR method — Buy, Rehab, Rent, Refinance and Repeat. But what if there were another way? In this training, I’m going to put BRRRR and note investing side-by-side and show you where they’re similar, where they’re different, and why mortgage notes may give you an alternative you’ve never considered. I’ll show you how we find notes, evaluate deals, create cash flow, and invest in real estate without renters, rehabs, or managing properties. If you don’t know me, I’m Kevin Shortle, and I’m hosting this completely FREE 90-minute live training on October 7th at 7:00 PM Eastern.
