Finance tips. Hot housing takes. Memes.
This is such a weird phenomenon to me. At 6 years old, I was a prototype latch key kid. Had my own key to the house, got myself to/from school, made myself food, went out and played with friends til dinner.
Parents are so scared today, and today is safer than ever.
84% of 11-year-olds aren't allowed to leave their street.
53% can't leave their front yard.
92% of 14-year-olds can't leave their neighborhood.
We built a culture obsessed with safety. The result? A generation that's measurably more anxious:

Negative sentiment across the board from home builders.
This important to track because sad builders don't build. A lack of inventory keeps #realestate values high.
#Mortgage rates coming down would help - changes to builder pre-build costs would help more. Vote accordingly.
You👏dont👏need👏a👏$700👏car👏payment👏
Unless you're SO worried about impressing strangers that don't matter - within 100 miles of me there are nearly 2000 sub-$20k cars with sub-100k miles for sale. And I live in an expensive market.
BREAKING: America’s $1.7 trillion auto loan market is headed for a crash, per Reuters.
Auto loans are now one of the biggest sources of household debt, bigger than credit cards.
And the strain is showing: 1 in 5 Americans is behind on at least one loan, the highest since 2010, and the average car on the road is now nearly 13 years old, a record.
This sounds REALLY scary. Until I tell you that in August 2008, California alone had 101,724 foreclosure filings.
In 2019 (the last pre-covid year with a "normal" housing market), monthly foreclosures averaged over 40,000.
About 50k/month is considered a "normal" market.
Not sure what I'm doing, but sharing from a company sponsored platform called EveryoneSocial ... so who knows where this link goes (it's supposed to be market commentary) but I'm about to find out (have I mentioned I'm transparent?) Let's FAFO!

Lame...I wrote a LinkedIn commentary, thought it would go there. Instead you'll get @mortgagenewsmnd and you'll like it.
Fun fact no one talks about in the rent V buy debate. Just 2% appreciation on a $450k home and the interest & real estate tax deductions equal or exceed the monthly price difference.
When the appreciation compounds and rate dip, owners win. Every time.

Facts.
But why take 5g in an affordable powder scoops when you could pay triple and eat 5 gummies to get 3g instead?
Cheap, proven - monohydrate powder is something the majority of people prioritizing health should be using.
Creatine is one of the most extensively researched supplements in the world, and the overwhelming majority of this research uses creatine monohydrate.
There’s no shortage of people trying to advertise their own special types of creatine, like creatine HCl, creatine ethyl ester, and buffered creatine. It’s pure marketing.
The reality is that every benefit we attribute to creatine supplementation has come from studies using monohydrate, and no other form has been shown to be superior to the tried and true. They don’t have better absorption, greater effectiveness, or fewer side effects (PMID: 35268011).
Even if they did, creatine monohydrate is already absorbed extremely well, and most of its benefits come from saturating creatine stores in tissues that need it. There simply isn’t much room for improvement.
So my recommendation is simple: Take 3–5 grams of creatine monohydrate daily. You don't need an expensive formula or a loading phase.
I also prefer my creatine to be micronized, which is a process that makes the creatine particles smaller so they mix more easily in water. And if you have any GI problems, try using smaller doses across the day (PMID: 18373286).
Fundamentals, people. Oftentimes, the simplest option really is the best one, and decades of research with creatine are a perfect example.
Love Elon? Hate Elon?
Doesn’t matter. You can’t argue that this wasn’t pretty cool. Not cool enough for me to want a Tesla. But cool nonetheless.
Despite media noise around rising inventory, this accurately reflects the reality of the current US #RealEstate and #Mortgage market
STILL a good (great?) time to buy for many people.
Let me help some of you guys out....
1. 40% of homes are owned free and clear (no mortgage). Not distressed sellers so can be patient, wait around, hold firm on price, etc
2. Average homeowner who has a mortgage has 55% equity. Again, not distressed or forced to sell
3. You need to zoom WAY OUT to better understand inventory
Example #1
New Listings for sale this week: 64,00
Same week in 2009: 280,000
Same week in 2010: 380,000
Same week in 2011: 349,000
Example #2
Currently there's 1.6M of active inventory on the market.
In a normal market, there's 2.0M - 2.5M of active inventory on the market
In the last RE crash, guess how much inventory was active on the market? 4.0M
We got a LOT of inventory that would have to come online (assuming demand doesn't increase significantly) before you'll see major drops
That is all
Mortgage backed securities rally from being down big early on inflation news. BACK INTO THE GREEN FROM DEEP IN THE RED! Further extending this weeks rally to lower rates. Let's hope the trend continues.
