New $KEEL interview (video link below)
A ton of good notes, here are some highlights
Timeline to power -
The more tenants have invested into GPUs that they cant deploy, the more aggressive they are going to be in negotiations and pricing in order to secure infrastructure to monetize those investments (as apposed to spending hundreds of billions of dollars towards compute and having it depreciate in a warehouse somewhere, not generating revenue while losing market share)
Example - If the infrastructure spend is $10M/MW and compute spend is $40M, the tenant’s infrastructure expense is 20% of total expense to grow their compute stack - not worth arguing basis points when you have 80% of cost sunk into compute. Much more incentivizing to pay higher prices in order to secure power and start monetizing that investment #BULLISH
Permitting -
Key permits are secured, remaining ones are engineering related, where they are showing progress and are much easier to obtain with no potential political opposition - hard part is over
Keel is very well positioned in some of the highest demand markets with some of the most scarce opportunities for tenants to grow - anticipating higher overall rates (specifically Canada). Making Keel a much more attractive infrastructure provider for any and all tenants #BULLISH
PA Executive Order -
Keel has held themselves to a higher standard than other developers have, a crucial and important advantage that both the community AND tenants actually appreciate - responsible development. Whereas other developers are now facing a higher barrier to entry, needing to adjust to meet those standards. Keel is way ahead of the game #BULLISH

Pretty wild if true.
BREAKING: Palantir's Alex Karp says OpenAI will never IPO.
His theory: nationalization is the only real exit.
When asked what the S-1 risk factors look like, Karp's answer was simple: there is no S-1.
The liability exposure from frontier AI is so large that no public market can absorb it.
The only entity big enough to backstop it is a government.
If Karp is right, OpenAI doesn't become the next Google.
It becomes a utility. Or a weapon.
The most valuable AI company in the world may have no clean path to public markets.
Is nationalization actually the most likely outcome for frontier AI labs?

$KEEL — hard not to like the progress at Grant Node in Moses Lake. Recent aerials show some serious dirt moving and heavy civil work underway. Add in the FAA crane filings, active construction stormwater coverage, PowerSecure project work and now hiring for a Grant Node Site Director, and the pieces are starting to come together.
Still plenty to execute, but this is what I want to see: milestones turning into work on the ground.
Credit where it’s due @CaptainKeel 🫡and @keelinfra_ team appear to be moving this project forward with purpose.
Now watching for foundations → cranes/vertical construction → power milestones over the coming months.
Execution > hype. ⚓️ $KEEL

Standards you're forced to meet are a cost.
Standards you already live by are a moat.
PA GRID Standards arrived this week.
Panther Creek and Sharon were built on Keel Standards adopted years ago. Permitting unchanged.

$KEEL supports @GovernorShapiro’s EO & Pennsylvania's new GRID Standards for responsible data center development - the way we've built at Panther Creek & Sharon from day one.
Permitting at both campuses stays on its existing timeline.

Replying to @keelinfra_
@keelinfra_ portfolio solves the hardest and most valuable problems potential tenants have: power, timing and location.
Today all three of our priority sites have clear visibility to full permitting, with multiple customers negotiating for each. Secured power available in 2027, attractive locations and proven delivery partners are driving every customer conversation we're having.
Looking forward to meeting with 14 analysts over 60 excited institutional investors over the next few days and sincerely apologize to the 20+ investors who unfortunately we had to put on a waitlist.
Welcome to the Goldilocks phase.

$KEEL has secured City of Sherbrooke approval to consolidate three existing Bitcoin mining sites into one 96 MW HPC/AI campus. No new power requested -they're repurposing existing capacity they already have.
And critically - they've signed a land purchase agreement for the site, ~100 miles east of Montreal.
Why this matters:
Sherbrooke was listed in the earnings deck as "96 MW secured, TBD acreage, RFS 2028." This announcement moves it from abstract pipeline to a concrete, advancing project with:
City approval ✅
Hydro-Sherbrooke power deal ✅
Land purchase agreement signed ✅
The honest caveats:
Two gates still remain:
Quebec Ministry of Economy approval to recategorize capacity from BTC mining to HPC/AI
Land purchase subject to site inspections, feasibility analysis and municipal approvals - expected to close Q1 2027
Also worth noting: 100 miles east of Montreal is an excellent inference location — serves the Montreal metro, Quebec City corridor, and potentially northeastern US markets.

🚨 VALUATION GROUND FAULT
$DLR just paid $27M/MW at a 6.5% cap for three fully-leased AI data centers, with 3.6% escalators, 15-year leases. This is now the North Star for stabilized AI infra.
To refresh: Miners are converting Bitcoin infrastructure at $3-12M/MW. Same NOI economics (~$1.5M/MW). That's $15-24M/MW of value creation, if you can execute.
CIFR, and HUT are two public miners that have signed triple-net leases with investment-grade hyperscalers, the same lease structure as DLR's Northern Virginia portfolio.
To see what the market thinks of their remaining opportunity, take each company's disclosed stabilized NOI (net operating income), capitalize at DLR's 6.5% rate, and subtract net debt. That's the contracted book, valued at the clearing rate $DLR just paid. (The signed leases are already funded at the project level, so no additional equity is assumed to get there.)
Subtract that from the actual market cap. The residual is what you pay for everything uncontracted: the energized capacity sitting idle (or mining BTC) and the pipeline behind it.
The highest quality part of that residual is energized but unleased MW. Power on, interconnect done, substation built, no lease yet. Even if you attribute the entire residual to just these MW and give the pipeline zero credit, the implied values are roughly:
>$2.9M/MW for CIFR's ~313 MW >$2.1M/MW for HUT's ~443 MW.
Eight to fourteen cents on DLR's dollar for capacity that just needs a lease (not a permit).
And the gigawatts of development pipeline sitting behind all of that: Zero. The land is free.
There is no optimism in these valuations. In a market where plenty of stocks are priced off 2030 earnings, these companies cannot get any credit for powered land they already own.
The market is pricing the long-dated pipeline as if AI infrastructure demand stalls, lease rates collapse, and the opportunity never materializes.
Every lease signed, every MW energized, every quarter GPU rates hold is a step toward closing that gap.
