Financing test: is the investment best financed regionally?
After applying those tests, we identify

📈regeneration, and industrial clusters
as the strongest candidates for both regional delivery and financing.

If were serious about making the tax system fairer, equalising capital gains tax with income tax is a practical place to start. Someone who works everyday to make a living should not pay a higher percentage of their income in tax, then someone making money from selling an asset or an investment.
