I regularly inspect Landing properties to see them through our Members' eyes. A few weeks ago, I recorded one and dropped it in Slack – unfiltered, exactly how a Member would experience it. I called out the good, what needed to be better, and some of the small details that make or break a stay. Lighting. Handwritten welcome notes. The way Keurig cups are placed. @HelloLanding is my baby, and my standards are high. But how would my team know what they are unless I showed them? Sharing raw feedback has a ripple effect: • Expectations are aligned • We improve the experience together • We double down on what’s working Most importantly, every team knows exactly what great looks like. Some might say that a CEO should delegate these things. For me, sweating the details is one of the keys to success.

12 months ago, we launched Autopilot at @HelloLanding. Since then, we’ve driven incremental revenue for over 200 new apartment communities. Autopilot was part of our plan from the start, and it’s a win-win for our Partners and Members. Before, multifamily property owners missed out on the growth of the flexible living market because it’s a completely different game. We created flexible living, and it’s all we do. We’ve unlocked an untapped market for these owners. The only option for a consistent, extended home-like stay used to be a hotel room. Now, people can access that trusted experience anywhere in the country. I love hearing stories like these from our Partners: “Our Landing units are 97% occupied and deliver 92% of our effective rent, without concessions. As we continue to add more units across our portfolio, Landing has become a key part of our property acquisition and launch plans.” With our momentum going into 2025, we’re officially doubling down on Autopilot. A myth many entrepreneurs believe: You’re “too busy” to catch up with people. When you’re building a business, it’s easy to get lost in the daily tasks – I know this well. But nothing makes me happier than catching up with someone I haven’t spoken to in a while. Every week, I have a goal to reach out to at least two or three people I care about. Recently, the CEO of one of the largest public companies in the US came up on that list. We used to catch up often, but it had been a couple of years since we last spoke. When I emailed him, he responded in 30 seconds. We followed through with a call the next week. Don’t let the passage of time stop you from reaching out. We’re all busy. But maintaining relationships is invaluable: • It makes me feel grateful for the people who have supported my journey • It reminds me of the fun times I’ve had and to keep powering through • It deepens my connection with people I care about The people who have played a role in your success (and life) will always answer the phone. Sometimes it’s just up to you to make time for the call.

My 10-year-old son is already an entrepreneur. He started a valet trash business in our neighborhood. His business model: For $100 per year, he takes care of customers’ trash twice a week. One Sunday, he set out with flyers and knocked on 40 doors. When he came back, we debriefed. Son: “Man, I knocked on 40 doors and only got one customer. My goal was to get three.” Me: “Alright, when are you going to follow up?” Follow up? I could see he looked confused. Son: “Most people said they weren’t sure or ready to sign up yet.” Me: “Go see everybody. Keep going back until they tell you ‘no’.” That’s what he did. And he came back with five more customers. He got 5x the customers by being consistent and relentless with the follow-up. Now he has 13 customers and growing, many of them from referrals. Most people only ask once. They give up too early. Don’t forget how powerful just following up is.
