I’m proud of the race we ran. We helped drive turnout and broke the super majority in the state house and senate. 2028 is around the corner. LFG!

Inspiring speech from Angie Nixon. All she had was organizing (and a lot of it, 100k volunteers) to get her that close. That's infrastructure to build upon if Ds decide to actually invest in the state. youtu.be/OhtcLwEYCU0?si=pWYi…

Jon Ossoff had $135.4 million behind him. Angie Nixon had $16.65 million. That’s about eight times as much, so keep it in mind when comparing their results.

New paper out on the affordability of Limited-equity Cooperatives (LECs) in gentrifying NYC. We find LECs are *on average* 25% less per month than a comparable owner unit, and are more likely to be found in gentrifying nhoods (w/ student, Kiara Thomas) doi.org/10.1080/07352166.202…

“On average” is important qualifier – there’s wide variation, esp because of the cost of nearby housing. Some savings in Bx, but BIG savings in high cost nhoods A 2BR LEC near Lincoln Ctr was up for $138k. Cheapest 2BR nearby was $999k, most were $1.2m-$2 epicenter-nyc.com/ending-soo…

Every headline right now is about the affordability crisis, but the climate crisis isn’t a part of that conversation—even though it is making life more expensive and dangerous. We need policies that cut costs, protect people, and help them thrive— quickly. Read me in @jacobin

New paper out in Urban Affairs Review Who should social housing be for? Targeted to those most in need? Or more universalist to serve a broad constituency? We propose a hybrid we call "Redistributive Majoritarianism" (RM) doi.org/10.1177/107808742614…

In the next couple weeks, I'm going to put up some data so people can see these kind of graphs metro-by-metro, and download them. Including by race, eventually by occupation.
