Bro, EVERY, development puts a couple in the pot to get an approval. Neighbors extort you, city officials want new roads, new infrastructure for schools, new infrastructure period.. developers live in shakedown town until construction starts
Go to a small town. The baseball field is named after some local business owner. New track and field house at the high school. Same. Should be no different with data centers. Put a couple of million into small towns across America and watch this drama end overnight.

This is meaningless. Is the question coming from those with, or more likely, those without a mortgage. Those that have a mortgage are fine. Those without are the ones that need “Help With Mortgage”

Is there any group on earth better at rationalizing completely insane behavior than Muslims? They might be the world champions.
This was a very interesting interview with a Somali Muslim man here in Denmark. His honesty tells us what we must do. This man, Abdi Khan is a refugee, who lives on welfare in Denmark with his large family, all paid for by the Danish taxpayers. He hates Denmark. He has a social media profile that is very active and has many followers, in which he constantly denigrates Denmark and the Danes. He also vastly prefers Somalia, and often travels back there. So they ask him if this doesn't seem ungrateful, and why he doesn't move back. His answer is interesting, and actually makes decent sense. 1. He wouldn't like to move back, because he wouldn't be as economically secure. This is true, since he would lose most of the very generous welfare he and his family gets here in Denmark. He says that he would move out if he was paid half a million Euros. Which to the interviewers sounds outrageously high, but which I think is a good estimate from him of the price at which it would make sense for him and his family to leave Denmark. (And would in fact be a good deal for Denmark as well. Somali immigrants with families are far, far more costly than that over time.) 2. To the question about if he doesn't feel bad about being received by Denmark as a refugee, and living off our exceedingly generous welfare, while at the same time denigrating us, he makes a distinction between Denmark and the international conventions. He thinks that Denmark and the Danes are evil and islamophobic, and would in fact prefer not to do these things. But he points out that it's his rights given to him by the international conventions that result in this situation. Not the charity of the Danes, but the international conventions, such as the Refugee Conventions and the European Convention of Human Rights. So he feels zero gratitude towards Denmark. He also says that if Denmark ever left the international conventions, he would go back voluntarily. As I wrote, the interviewers find what he says highly objectionable, and do not hold back with their critique of this man. But I think what he is saying makes sense from his perspective. If (very) hypothetically I was offered asylum by Somalia, and also assuming hypothetically that they had freedom of speech there, I would behave in the same way as he does. I would not hold back on criticizing their barbaric female genital mutilation. The fact that they helped me would not make me hold back on this critique. Like me, Abdi Khan stands for what he believes in. Which just in his case happens to be Islamism. Also, unlike a very large number of other Somali immigrants, it doesn't seem like he is a violent criminal. The Danish media seems to think that he is an example of how wrong Somali immigration can go, but in fact there are many far worse than him. ---- What this man makes very clear with his arguments is that the international conventions are broken. They result in us paying millions to host people who despise us and despise our values, and do everything in their power to work against us. Even though both them and us would strongly prefer them living in their own Muslim countries.

ai can't create what man hasn't already made. ai can replicate, summarize, synthesize, etc.. ai kills these jobs. thereafter, new jobs come from either a burst of human creativity, which is at odds with ai as a mental crutch, or ai becomes capable of independent innovation.

if ai can innovate independently then presumably its first priority is to optimize labor. it finds a way to build robots. why then would ai choose to use or involve human labor? I don't see how ai does anything but erode human involvement overtime.

From 1990 to 2005, the Atlanta MSA averaged 42,000 single family permits per year. From 2010 to 2025, the metro area averaged 20,000. Y’all think the homebuilders are half as good as they were, or the city officials are approving half as many homes as they used to?

Mill/Gen-Z priced out of housing so buy stocks. So the story goes.. Does it make any sense that in their final act, boomers start selling their stocks to live the life and cover healthcare costs. Ultimately overwhelming the mill/gen-z bid, capping appreciation for a ~decade

A Viking named Iceland, ice land to keep it a secret. If a real estate guy wanted to keep a town a secret he’d name it rock land. If your town has the word rock in it then its growth prospects probably aren’t great.

Paragraphs 2-4 are a very under appreciated aspect of CRE, imo. I expected need to offer this fast to be a covid relic.. but 4-5 years later it’s still part of the game. If it persists, probably as good indication as any that CRE has become one big asset grab, no edge

This is a bad take. It’s not that this needs a small amount of nuance, it’s that the “bad” retrading you are so opposed to is an exception to the rule - not the norm, and your generalization is very flawed. In my experience in CRE, you have a very short window of time to make an offer on a *good* deal, and +90% of the time buyers are not even visiting before submitting LOIs. 50% of the time, brokers have never even visited the property. I’ve closed on deals where the broker has never been on site. So first off, you’re expected to send an LOI before you even see the property. Second, under almost no circumstances are you getting onto the roof, inspecting MEP and HVAC systems, or speaking to tenants before you enter contract. I have had tenants tell me about things like major sewer issues that I never would have known about, because the seller wasn’t even in state and wouldn’t have know. Or the seller actively tried to hide it. Sellers who have no idea the age of the roof. HVAC systems. I have had sellers confidently tell me their building was on sewer and it was on septic. Rent rolls routinely do not contain nuances of leases that seriously affect price - I was just yesterday offering on a property where the rent roll advertised a 10 year lease, and upon digging in they had a 90 day out clause… There are dozens upon dozens of reasons to make a “good” retrade and really only 1 reason to make a “bad” retrade… and that’s because you want more of the economics. Chris Powers has a great framework for the retrade: if you’re going to ask for an adjustment to terms or price, you need to be willing to drop the contract. Contracts have a “Due Diligence” period for a reason.

Important to note this is NOT a dig at Ryan or the industry. He’s a real one, a dying breed, which is why his anecdote resonated. Just me thinking out loud. World and CRE have both changed a lot. Tough time to buy or build anywhere in any asset class w/o blind speculation.

For a while, I thought the industry would revert but I’m starting to wonder if it’s gone the way of the world and changed more permanently.

BREAKING: The House has passed legislation to make Daylight Saving Time permanent nationwide, ending the twice-a-year clock changes by a 308-117 vote. Backed by President Trump, the bill now heads to the Senate. If approved and signed into law, Americans would no longer have to change their clocks.

So stupid how people extrapolate the things that insanely gifted people do.. as if his diet is driving these results 🤦‍♂️ Ocho Cinco eats fast food 24/7. Some people are born, come out of the box better than any diet or training regiment you can imagine / stick to
The best striker on the planet eats like a Norwegian farmer from 1850, and the British tabloids called it "cannibalistic." Erling Haaland, the six foot four machine breaking every scoring record in sight, has let the world see his plate, and it reads like a carnivore forum brought to life. He buys beef heart and liver from the butcher and eats them by choice. Fatty steaks, the fattier the better, by his own account. Sea bass, salmon, mackerel. Eggs on sourdough. Raw honey. And his self-described "magic potion," raw milk, which he drinks straight, stirs into his coffee and blends with greens to carry to training. The sourcing is the entire philosophy. Holding up the organs in his documentary, he said most people will not touch them, but he cares about his body and about eating quality local food. Then the line that belongs on a barn door: people say meat is bad, but which meat? The stuff from McDonald's, or the local cow eating grass right over there? Look at what is missing just as hard. No seed oils. No fizzy drinks. No alcohol. No ultra-processed anything. He filters his water and chases the morning sun. The man treats a packet of crisps the way most people treat a syringe. Now the honest footnotes, because the internet lost its mind. The famous 6,000-calorie figure is one he flatly waves away, saying he does not count. His dad's lasagne is a sacred pre-match ritual, he makes brisket tacos in the slow cooker, and his actual favourite food is a kebab pizza he allows himself about once a year. Strip away the cryo chamber and the mouth tape and the part underneath is almost insultingly simple. Whole food, mostly animal, sourced with care, nothing from a factory. The most lethal finisher in football runs on the exact diet the official guidance spent fifty years telling you to fear.
