Most people look at industrial buildings and see warehouses. I see 15 revenue-producing kitchens. Same building, different economics.
This winter in New England was not the one to opt out of the GMB snow removal contract for our commercial buildings... Things West Cost folks don't have to deal with. What's the West Coast equivalent? CC: @moseskagan
A site inspection due diligence checklist is a requirement for all real estate developers. What are we missing in ours?
Noticing a shift among many RE professionals I've followed since 2018 β fewer deals, more focus on selling courses, and hosting conferences over the past couple of years. Adapting to a changing market, I guess. #RealEstate #EvolvingStrategies

Two behaviors for which we fire ~instantly:
1. Dishonesty
2. Deflecting blame for mistakes (rather than taking personal responsibility)
Both poisonous to an organization entrusted with stewarding hundreds of millions of $$ of other people's assets.
PSA for all local brokers: send these opportunities my way.

Never let the questionable short-term win cloud what's best for the long term. You end up paying for it in multiples.
For example, signing a tenant renewal for a business that's habitually late on rent. It's important to listen to the signs and take action quickly. #RE #RealEstate

Hood grease duct cleaning, ansul
system, sprinkler, fire extinguishers - each requires state mandated inspections biannually. For the owners of these certified businesses, if youβre friendly, responsive and fairly priced, you have an annuity and a clear path to wealth.
As things come up that are recurring, ie., tenants moving in, moving out, setting up utilities - there is nothing better than internal systems and processes. SOPs, move-in checklist, move-out checklist, etc.
A little time upfront saves a lot of time down the road #RealEstate
Replying to @airfrance
@airfrance made an error and canceled my wife's flight home from Europe this summer. They admitted their mistake but have not refunded us for the ticket I was forced to purchase at the airport for my wife to get home. It's been 7 months of horrific communication with no fix.
If anyone from @airfrance cares about customer service or reputation, please get in touch with me. I can not keep going back and forth with different customer service agents. Case C-7074853, ticket #0572300690952
