A well kept Real Estate secret is you can cancel your PMI without refinancing If you have PMI call your bank and tell them you're planning to refinance with another bank unless they cancel your PMI You're the consumer and have leverage in a competitive market use it

This strategy recently worked for me and is quicker and a much cheaper way to cancel PMI than a refi The criteria for cancelling PMI through a refi is stricter (20% LTV). Where as cancelling PMI by negotiating with your bank the criteria is usually - Mortgage Amt. < Appraisal
