Igbos in Lagos were busy protesting against the Chinese merchants/vendors, asking them to leave the market. Lagos is neither their land nor close to their region, but these traders felt entitled to the place. Now, imagine if non-indigenes go to the South-East to do the same, will they allow it? Let's not forget that N10m pledge Bitcoin Chief made publicly a few years back, to anyone who could identify a non-indigene that owns a landed property in the South-East; Nobody, till date has won that money, as big as Nigeria is. That says a lot.

One thing I like myself is that I talk based on my experience. If you like use 300million to build a rented apartment, if you don’t sell it instantly and you have collected rent on the property for like 4 years if you want to sell the property you are only selling the land. No buyer will pay for the property on it. This analogy of rent is there and also can sell the building is shit and not attainable in Nigeria. All the properties I bought have houses in them but I bought at the land value.
A lot of people calculate property investment like this: β€œI spent ₦200m building it, and my rent will take 25 years to recover my money.” But that’s only looking at one side of the investment. The rent is the income the property generates. The property itself is still an asset that can appreciate in value. So when you’re evaluating a rental property, don’t look at rental income alone. Consider the rental income + property value + land appreciation - expenses and financing costs. Landlords have real costs, especially with today’s construction and material prices. But the conversation shouldn’t stop at β€œhow long before my rent pays back my construction cost?” You still own the asset. Growing up in the early 2000s we had more factories than now. Even the factory where I worked before has almost collapsed. Have you considered constant naira devaluation, no constant dependable electricity, multiple taxation, insincere criminal management, lack of skilled workers, high interest loans, inaccessible high interest loans, getting forex, long holding delivery from port, lower purchasing power from the masses, and I can go on and on …… I have run a gas shop before and I shut it down because many people started collecting credit to pay month end and I am forced to do so because they are customers. Has someone owed you money before in this country like money that can impact your business and refuse to pay and you can’t do nothing even court will tell you that he will be paying when he has? Sit down and look around you and see reason why people went for safer alternatives to wealth management. No be person go tell you how to survive in this country. I can never run any offline business in this country. I have done it before and not worth it.
