The independent physician practice is no longer the default tenant in medical office. That shift already happened. What the market has not absorbed yet is what it means for how space gets leased, owned, and underwritten.

The 223-basis-point spread between medical office yields and the 10-year Treasury looked thin in June, but today's rate environment makes it impossible to defend.
A 223 bps spread between medical office cap rates and the 10-year isn’t sustainable. With the 10-year above 5.2% after Fed hikes, that flat 6.7% 1H26 cap rate is breaking. Sellers still pricing off Q2 valuations are heading for a Q4 reality check. revistamed.com/where-are-mob…

Retail stayed resilient in August, but the consumer is getting more selective. Sales rose 5.3% YoY, while volumes increased just 1.7%. Electronics +7.9%, sporting/hobby stores +9.4%, but grocery sales fell 0.5%. Spending is holding up. The mix is changing.
