The AI conversation in real estate is mostly data centers and office. Ours is about the plumber in a 3,000-foot bay. AI is taking over his phones and his quotes, and the trucks still need somewhere to park. A tenant running more jobs through the same space is a tenant who stays.

Family office real estate allocations dipped from ~11% to 8-11% this year while alternatives overall climbed toward 42%. Read that as retreat and you'd be wrong. What shrank was the fund structure, not the asset class — family offices are going direct to skip a fee stack that runs 3-5 points a year, and real estate is no exception.

Office vacancy fell 10 bps last month to about 18.6%. Prime fell 80 bps to 12.7%. Manhattan near 10, Chicago above 19. Class A is taking nearly all the demand, B is flat even after buildings got pulled out of the count, C keeps losing tenants. We don't have office figured out, and we're wary of anyone who says they do.
