Half of Americans are struggling to pay rent or their mortgage. Two-thirds of Gen Z can't afford a place to live. Since 1960, the share of income crushed by housing costs has doubled.
Here's what actually happened.
Our newest episode with Larry Sharpe is out now.
New York used to be the place you went to become somebody. Now a lot of people leave to do it.
We sat down with @LarrySharpe to talk about why rent is so high in New York and what a rent freeze really does.

For 70 years in most of America, you could own a half acre and still be legally barred from putting a small second home on it. Not because it was unsafe. Because the code said one house per lot .
Utah just ended that. Since October 1, if your lot is over 11,000 square feet, a backyard home is a permitted use. No hearing, no neighbor veto, no conditional use permit.
Orem spent last night rewriting its definitions to match.
That’s what winning looks like. No program, no subsidy. A state just stopped cities from saying no.
Every state could do this tomorrow.
It's not a housing shortage. It's a shortage of affordable homes where people actually want to live.
A recession is necessary. Here's our case.
Think of it as a hangover. As a country, we keep reaching the morning after, and instead of sobering up, we pour another drink. We did it in 2001, 2008, and 2020. Getting healthy means cutting spending instead of adding more.
In housing, that means letting people build single-family homes, duplexes, triplexes, townhomes, and apartments over shops, without a planning commission, a zoning board, or a neighbor holding a veto.
Homes get affordable when people are allowed to build them.
A builder wants to build townhomes. The city holds a hearing. Neighbors show up to oppose it. The people who would live there don’t get a vote.
That’s how local zoning makes housing less affordable.

Socialists are masters of the no-true-Scotsman fallacy: they define socialism as "when the government does a thing I like motivated by concern for poor people" and "capitalism" as "anything in the status quo, regardless of how it came about, that I don't like."

If your bills went up 5% and your pay got frozen, how long would you last?
This June, New York froze rent on about 1 million apartments while the cost of running those buildings rose more than 5%. When the money doesn’t cover the repairs, the repairs stop.

Whether or not you can build an apartment building should not be subject to direct democracy.
He gets it.
JEFF BEZOS SAYS HIGH HOUSING PRICES COME DOWN TO "ECON 101"
He says affordability problems are real. Young people look at home prices and think they'll have to live two hours from their job.
But he says a lot of government intervention in housing has made things worse.
"If you put in place government programs that subsidize demand and constrain supply, you are going to get high prices."
His counterexample is Austin, which he says made it easier to build over the last 10 years and now has housing prices going down.
