$OPEN weekly RSI is oversold. In the stock's history, the weekly RSI SMA (yellow line on the bottom chart) hit 30 only twice, and both times sparked a massive rally. At this pace, the SMA will cross 30 in about three weeks. Will history rhyme? 👀

@nejatian Hey Kaz, any plans to update the resale COEs chart to Q4 soon, or only after Q3 earnings call? By the way, kudos on the transparency. As mentioned, this goes far beyond what any other company provides today.

Big day for Opendoor. According to @SingularityRes, they sold 60 homes today alone. Let's go @nejatian @morganb! Source: singularityresearchfund.com/…

If my math is right, Opendoor can already offer very competitive Opendoor Loans on over 40% of active listings. That’s huge progress compared to two months ago. Great job @nejatian and @morganb! 2027 is going to be amazing.
This week's drop is the result of a lot of hard work coming together. Will be out in about an hour.

The presumption that the Fed raising short-term rates reduces inflation is predicated on the belief that higher rates reduce demand and investment. But what if higher rates don’t reduce demand and investment because the demand for intelligence and energy is unaffected by higher rates because winning the race for super intelligence has a near infinite ROI and the demand for compute will remain incalculable. Why won’t higher rates at this unique moment in history therefore lead to more inflation as interest costs are embedded in everything? And the problem is compounded as the more the Fed raises rates, the more inflation we will have and the more the Fed will need to raise rates further and so on. But what if the old models don’t apply to the current paradigm and the Fed is wrong? I think the Fed might have just made a mistake. Am I right or am I wrong?

I love a good turnaround story. Most investors have no clue how difficult architecting and turning around a company can be. And therein lies the opportunity. $OPEN has the ingredients to be one of the most remarkable turnarounds of our generation.

The equity compensation hit to EPS is an unfortunate technicality that creates a misrepresentation of the company’s profitability Luckily that GAAP line item will decay over time, and so will the EPS hit. On the positive side, this misrepresentation creates an opportunity to front-run the wider market that will initially look at these numbers at face value. Time alone will decay this misrepresentation, but Opendoor could also grow beyond it. In Q3 it would need an extra 4500 homes sold to eliminate this hit to EPS. By the end of 2027 that number will be 2000 homes. With the most recent weekly acquisition rate of 716, Opendoor is on pace to move 9300 homes per quarter, or 2400 more homes than Q2 2026. Both time and growth alone will erase this deceptive hit to EPS; improving efficiency and additional revenue streams (like mortgage, which has yet to be fully rolled out) will amplify the effect of time and growth. In the latest earnings call, you can sense both Kaz’s extreme confidence and also his ever so slight vexation about presenting early numbers obscured by financial technicalities. He can see the reality of what is emerging from under that smog. And you might “well wouldn’t the market price in this temporary technicality?” To get your answer, all you have to do is look at how many people on X are reacting to the face value of the earnings report.

The Kaz Nejatian Pay Package Dispelled $OPEN People are throwing shade at Kaz Nejatian saying he’s getting paid under the table by Open Door. That’s backwards. Over 97% of his package is in stock. He only gets paid if the stock actually performs. There’s a $6.24 gate just to start vesting, and the big chunks go up to $33. He also has to stay for the full five years. The $15M stock award he got on the way in is just a make-whole for what he left behind at Shopify. Not a bonus. This is one of the most aligned, performance-driven comp packages you’ll see. He doesn’t win unless shareholders win first. Not financial advice. Just reading the actual package.

This is the clearest breakdown of Opendoor's Q2 earnings I’ve come across. Thanks to @InversorNovato_ for pointing out the striking contrast: "The operational quarter was the best since 2022, and the GAAP income statement was the worst in years."

🚨 $OPEN’s “143% EPS miss” is spreading fast. At today’s stock price, underlying EPS was actually -$0.06 vs -$0.07 expected. $OPEN BEAT expectations. Why? The headline includes $100M of non-cash market-condition comp tied to awards with $0 current intrinsic value below the $6.24 hurdle.
🚨 $OPEN Q2: the turnaround is showing up in the numbers. • Revenue: $883M, +23% QoQ • Contribution profit: $51M, +59% QoQ • Contribution margin: 5.8%, +140 bps • Homes purchased: +77% QoQ, +149% YoY • Adjusted EBITDA improved to -$4M • 6,908 contracts on just $5M of marketing
