Month-to-month tenants in California must give proper 30-day written notice before moving out.
If they give you 15 days notice? They still owe rent for the full 30 days.
If they walk out after 10 days and stop paying? You can deduct that unpaid rent from the security deposit.
California law is clear on this. Civil Code §1946 requires tenants to give notice equal to the rental period. For month-to-month, that means 30 days minimum. They are responsible for rent through the entire notice period, even if the unit sits empty.
And Civil Code §1950.5(b)(1) allows landlords to use the security deposit for "compensation of a landlord for a tenant's default in the payment of rent."
Short notice does not mean short rent obligation. Document everything and follow the 21-day accounting rules when you make the deduction.
Bonus tip: If your tenant vacates early, you still need to account for the security deposit within 21 days of the vacate date.

There’s a new California state law that will allow two detached ADUs, in addition to a conversion unit and JADU. In some cities you can also add a local unit for a total of 5. On any single family parcel that’s large enough you can now do 4-5 units ministerially. 1/2

This oversimplifies a 2008 observational study on waist-hip ratio (small correlations with cognitive scores, not causation or "big butt" size) and a Daily Mail headline; research links buttock attraction more to lumbar curvature than gluteofemoral DHA stores.

Landlord: I understand car expenses are tough, but the lease doesn't have a tire exception. The mortgage, property tax, and insurance are still due whether your car needs tires or not.

The video claims patting the inner elbow is a "solution" or self-salvation for heart attack based on unproven TCM ideas, but cardiologists and fact-checks confirm no scientific evidence supports this and it can dangerously delay emergency care.

NEVER charge your tenants another security deposit. It’s costing you money.
Instead charge a Move-In fee.
Here is how it works.
If you have 100 units and charge one month rent, let’s say $2,000 for a security deposit from each tenant.
Then 10 tenants cause $4,000 worth of damage for a total of $40,000, you only collected $2k from each. So you are $20,000 out of pocket.
Now let’s say you charge a $1,000 move in fee instead.
You collect $100,000 that is yours to keep.
The same 10 tenants cause $40,000 of damage, you pay that from what you collected and have $60,000 left over.
That’s an $80,000 swing in your P&L, and your tenants actually prefer it because they have to come up with less upon move in.

As you grow in real estate, keeping your bank accounts organized becomes really important.
Here’s the system that’s worked for me:
1. Every property/LLC has its own bank account.
I open it with the lender that financed the property. Banks love deposits, and I like keeping money with the banks I do business with.
I keep roughly 3 months of mortgage payments there and auto-pay the loan.
$30k/month mortgage = I might keep $100k in the account.
For value-add deals, I may also keep the renovation CapEx there.
2. All property profit flows back to that LLC.
My management company pays the bills, then sends the remaining owner draw to the property’s LLC account.
3. Once a month, I sweep every account.
Each LLC has a minimum cash balance.
Below it → RE Holdings sends money in.
Above it → I sweep the excess cash out to RE Holdings.
4. RE Holdings is the hub.
Cash from all my different properties and banks eventually flows here.
I use this account to:
• Cover property shortfalls
• Buy new properties
• Fund CapEx reserves
• Pay myself monthly distributions
5. CapEx gets its own account.
Every month, I move roughly $25/unit from RE Holdings into a separate CapEx Holdings account.
That money is there for the CapEx that naturally comes with owning real estate.
That’s really the entire system.
Properties → LLC Accounts → RE Holdings → CapEx Holdings
Thousands of units. Lots of LLCs. Lots of banks.
But I always want to know where the cash is, what it’s for, and where it’s going.

Women are designed to completely destroy any man who becomes emotionally attached to them.
This is because when a man gets emotionally attached to a woman, he prioritizes not losing her over everything else in his life, and she knows this.
His energy changes, and she knows that he'll stay even if she doesn't reciprocate the level of effort he is putting in.
If you don't believe me, I want you to look at the relationships you've had over the past ten years.
What happened the moment you thought you could always depend on her?
What happened the moment you believed that no matter what, she would always be there for you?
Most likely, what happened was that she got distant, and then she told you that she didn't have feelings for you anymore.
The truth is that women only respond to strength, and strength to her is knowing that you would be comfortable with or without her.
So once she finds out that you've become emotionally attached to her, she is designed to leave you and seek out a stronger man.
You can love a woman, you can love everything about her, but you cannot fall in love with her or get emotionally attached to her.

A narcissistic woman will make sure the world sees her as a saint while she destroys the man who loves her. She will cry victim, lie to everyone, and craft an image of perfection.
But inside the four walls of her home, she is a nightmare. She drains him emotionally, disrespects him, and makes him feel worthless... All while smiling like an angel to everyone else.
Her image is her religion, and she will sacrifice him to protect it.
