We chose unconditional grants because we felt that the business owners knew better than us what they needed money for. Big thanks to BREDS for being such a great partner for the Blue Mahoe Charitable Foundation. Small start but a start nonetheless jamaica-gleaner.com/article/…

Too many hardworking Jamaicans still struggle to afford a decent home. Blue Mahoe Capital Caribbean was built to widen access to investment while backing projects that matter. This offering is designed to let more people participate, subject to the offering terms. Review the materials, understand the risks, and decide whether this mission fits your goals. finance.yahoo.com/real-estat…

The next milestone that I am excited for is announcing a land acquisition ON the balance sheet that adds significant stockholders equity and gets us that much closer to qualifying for the listing. Then the next milestone I look forward to is announcing that we meet the minimum. The biggest milestone though will be handing over keys to the owners of the first house that we finance. I look forward to the smiles on their faces when they can finally say that they were able to buy a good house in their own country and begin to build equity. That milestone is the one I care the most about.

19/ @davidmullings - what's the next milestone you're most excited for the diaspora to watch for after this raise closes?

Very few people will notice this part but I felt that it was important to include. The company is not designed to build wealth for me by paying me a salary. I should be in the same boat with my shareholders and if they feel pain then I should feel more pain! To ensure total shareholder alignment we have a single class of stock with 1 vote each; a voluntary lock up period for me of 365 days and THEN another voluntary lock-up that limits my ability to cash out over 20 years. The $1 salary upon listing, with a small one-time payout of cash, forces me to only earn money when the company pays a dividend. This means that I only get paid when my shareholders get paid. No fancy cars for me while they wait on dividends. No private jets and first class on the company dime or management fees while the company struggles. Narrow focus on getting to profitability and paying dividends so that we all win. That is how I was raised.

12/ The founder isn't just collecting a paycheck and walking away. David Mullings' compensation drops to $1 a year once the company lists on a major exchange, and his shares are locked up for a year and capped at 5% in annual sales after that. He's structured this so his upside comes from the same place as yours: the stock going up.

18/ If even a fraction of the 70,000+ NHT-qualified Jamaicans, plus the global diaspora who want a piece of this story, back this raise, Blue Mahoe Capital has a real shot at becoming the first Jamaican-focused company built from the ground up by crowdfunded capital to reach a U.S. exchange. – at Jamaica

15/ Compare that to most "support Jamaica" options available to the diaspora, donations, remittances, informal investment in family land. This is a structured, audited, SEC-filed equity stake in a company building real assets, with a path to liquidity if it lists. – at Jamaica

14/ Why this resonates with the diaspora specifically: this is one of the only ways to put capital directly behind Jamaican economic development from anywhere in the world, in a security regulated and disclosed to the SEC, starting at $100. – at Jamaica

Yes, we purchased an insurance policy that covers the principal invested by shareholders. There is also a second key man insurance policy in there as well in case something happens to me specifically that covers a US$5m payout.

11/ Speaking of TigerMark, this offering carries Directors & Officers insurance, which protects investors against fraud, theft, or intentional misrepresentation by management. It's the kind of institutional-grade protection most $30K-minimum crowdfunding raises don't bother with.

We own a Top 10 position in KLE Group Ltd., that isn't that big in terms of USD but we believe in the Bessa project and it has started to host paying guests so that will ramp up (ownership spread across 2 entities to avoid showing up in the Top 10 up until now on purpose). The ownership stake has allowed us to learn a lot about what works and what doesn't when designing and building resort property in the Caribbean that will be owned by individuals and managed by a company. Low cost to learn from the inside with some expected dividends over the medium-term and capital appreciation over the long-term.
Replying to @mcewan_janiel
9/ There's an upside most investors will miss on a quick scroll: Blue Mahoe Holdings has pledged its shares in KLE Group Ltd, a company listed on the Jamaica Stock Exchange that owns Bessa Resort and 49% of Franjam Ltd, the operator behind Usain Bolt's Tracks & Records restaurants. That's real, income-generating hospitality real estate joining the balance sheet.

Negril is actually further ahead and Yallahs could even move ahead of Old Harbour based on the recent update I got about the cutting of roads. Site visit is scheduled for end of this month. Here is a pic from Negril of the 2br and a pic of the road being cut in Yallahs.

6/ Penn Village alone, 700 units, already has investment underway. This isn't a pitch deck full of someday-projects. Capital is moving into the ground in Old Harbour right now.

This is T-H-O-R-O-U-G-H and I wouldn't expect any less! I am going to RT some of the things that I believe most people will overlook in our offering statement and answer his question posed near the end of the thread.
1/ 🚨Jamaica's housing deficit has a real, funded answer moving right now. @davidmullings and the Blue Mahoe Capital Caribbean team are building affordable starter homes across the island, and for the first time, everyday investors, not just banks and developers, can put capital behind it.

Excited to finally share that our Reg CF is live after being accepted by the S.E.C. last week. This marks the second step in our planned listing to finally give the Caribbean Diaspora and other Retail investors easy access to the Caribbean. “We need to be able to pool our capital in a regulated and transparent way to participate in the economic growth in the Caribbean region. This fresh capital allows us to move forward with housing developments in Jamaica. The Caribbean needs more homes, and we can now help to build them” It’s a declaration that: 📣 Caribbean companies deserve global capital 📣 Everyday investors deserve real access 📣 The future of wealth creation includes us

My role model company for @BlueMahoeCap goes in deep on homebuilding just as we were doing the same for Caribbean housing. Coincidence but a reminder that when you understand a recipe, you don't need to wait to see what the role model does next because you already understand the thinking.
