Welp, we're still having regular incidents of injured and dead whales at the Jersey Shore. But it seems that now that the wind turbines are canceled a lot fewer people give a shit.
Replying to @upzonenj
The irony here is Better Blocks and the influencers used the same process tactics that supporters of the project have used for decades to block housing. The takeaway is clear - any sort of delay, whatsoever, is an existential risk to action.

A lot of things are going wrong, but we now have a chad, transit-oriented ShopRite.
Inserra Supermarkets opens a new 85,000-square-foot ShopRite in Jersey City with modern amenities, replacing its Marin Boulevard location. bit.ly/4zwrKjV
Almost nothing about this article is correct if you dig into the budget and the numbers around PILOT agreements and short-term tax abatements.
We did an analysis on development and the budget here:

Interesting to see downtown Brooklyn get a high-rise inside the facade of an older building, like several we've seen in JC.
This upzonjng was also one of Open New York's first big policy successes.

These conversions are good for business too!

Troubling how much open tax liens are growing in Jersey City.
There is an affordability crisis and the problem is only going to get worse.
This is welcome news that hopefully buys the city more time to plan on long-term solutions to limit inconveniences and service disruptions.
We looked at what some of those solutions might be last month.

Dollar for dollar, a PILOT for 40 Newport Pkwy wouldve created/preserved 2x as many affordable units as a new-build PILOT, as we wrote for @BetterBlocksNJ at the time. Megan & others bravely spoke for it, but council didnt listen. Now the tenants are begging not to be displaced.

In a letter to @GovSherrillNJ, NJ Transit President CEO/President Kris Kolluri, & @NewJerseyDOT Commissioner Priya Jain, @RepMenendez calls for the expansion and modernization of the @NJTRANSIT_HBLR.
He suggests:
🚆 More interconnections between Newark & Jersey City
🚆 Connections into Bergen County
🚆 Infill stations in Jersey City & the Union City/Hoboken border
🚆 Prioritizing the Hoboken Wye Bypass

The White Castle at 2995 Kennedy Blvd in Journal Square is slated to become a 51-story tower. Manchanda Group just posted the first rendering.
The lot is zoned for 31 stories, plus 20 more as a bonus for including affordable units. No site plan has been filed yet.
Manchanda lists 400 apartments and 500,000 sq ft. On their 106 Cottage St project, the website numbers didn't match what was filed with the city. The 400 here probably doesn't count the required below-market units, so the real total is likely higher.
