Capital Square keeps adding to its Texas active-adult DSTs. The latest, a $37.35 million all-cash offering, is backed by a 72-home cottage community in New Braunfels, one of the fastest-growing cities between San Antonio and Austin. This time the property is still filling up rather than stabilized. Capital Square said it was 91.7% leased in September, and co-chief executive officer Louis Rogers pointed to aging homeowners who are trading their houses for purpose-built rentals. NexPoint Capital's NAV per share fell to $4.44 as of Sept. 30, down 5.1% from $4.68 at the end of August. Most of that drop came in the final eight days of the month. The nontraded BDC set NAV at $4.64 on Sept. 22, the day its latest 1% tender offer expired, then reported $4.44 at quarter-end. The company didn't give a reason in its filing. The decline wipes out most of the BDC's summer recovery and leaves NAV 16 cents below where it ended 2025. The board kept its quarterly distribution at 9 cents per share. Three nontraded REITs paid every redemption request in the third quarter, and raised roughly six dollars for every dollar investors asked to take out. Ares Industrial Real Estate Income Trust, Ares Real Estate Income Trust, and Invesco Real Estate Income Trust together reported about $692 million in gross proceeds against about $117 million in redemption requests. All three satisfied requests in full. AIREIT nearly tripled its raise from the second quarter, to about $408 million, while requests fell to $76 million. AREIT's raise came down from a big second quarter, and its leverage rose to 35% after $1.1 billion in acquisitions. INREIT's $101.1 million quarter tripled its Q2 total, though the monthly pace slowed from July through September. Full story on AltsWire: altswire.com/ares-invesco-no… #NontradREIT #Ares #Invesco

When Brookfield launched its Alts Allocator last year, the modeling ran on iCapital's engine. StepStone is taking a different route. Its new Total Portfolio Allocator is built on SPI by StepStone, the firm's own private markets database, and is aimed at advisers, family offices, and DC plan administrators who want to see how private markets fit alongside a public portfolio. As more sponsors compete for adviser attention, the data behind the tool may matter as much as the funds being offered. New Mountain Net Lease Trust has agreed to buy 180 industrial net-leased properties for approximately $2.4 billion. The portfolio covers more than 18 million square feet leased to 39 tenants. The seller is New Mountain Net Lease Partners II, a private fund managed by an affiliate of the REIT’s adviser. The deal is larger than the REIT itself, which had $1.62 billion in total assets at midyear. After about $1.3 billion in assumed mortgage debt, roughly $1.1 billion would be funded through cash, new borrowings, and shares issued to seller-fund investors who choose to roll over. A former nontraded interval fund, now listed on the NYSE, has started the countdown on its own term. Destra Multi-Alternative Fund (NYSE: DMA) began life as a nontraded interval fund. It still holds a portfolio built from the nontraded side of the market: as of March 31, private companies made up 32.4% of net assets, and alternative investment funds, including nontraded REITs and private funds, made up another 25.9%. This week the board authorized an open-market buyback for when shares trade below NAV. It also raised the monthly distribution to $0.1150, the fourth increase since March 2025. The fund has entered the measurement period that decides whether it continues past its March 31, 2027, termination date. What happens to illiquid, nontraded holdings when a fund's clock runs out? Two reps filed disclosure forms for the same outside business. One called it an "aggregate mining company" with no investment purpose. The other called it investment related. According to FINRA, their firm, Vistia Capital, never asked why. The business was an affiliate of an issuer whose private placements the firm was selling. In another case, Vistia approved a rep's consulting work for an issuer while that rep recommended the same issuer's offerings to customers. The result: a censure, a $40,000 fine, and a 90-day remediation deadline. The case comes weeks after the SEC approved FINRA's new outside activities rule, which will replace Rules 3270 and 3280.
