Oracle just dropped the final site plan for its River North campus. The 82-acre East Bank assemblage now has a detailed Urban Design Overlay submission showing how the $4.5B headquarters will actually sit on the ground. A few details that stand out: • Five office clusters plus a hotel and retail lining a secure campus • 3.58 million square feet of building area • 2,521 parking spaces • A 2-acre central park and riverfront greenway • Pedestrian bridge connecting to Germantown • Hotel at 66,562 SF • Emphasis on flood-resilient open space and “making room for the river” The plan is a campus, not a dense urban block. Buildings sit in landscape rather than holding a street wall. That is a significant departure from the original River North UDO, which was written for compact mixed-use. Metro created Subdistrict 3 specifically to allow this lower-intensity, park-like layout while leaving the rest of the overlay intact. This is the first real look at how Oracle intends to occupy the riverfront. Vertical construction is still ahead, but the site plan is now public.
